Full-time UVA students who are living with other full-time UVA students are exempt from income requirements, so we do not require a guarantor. 

Full-time UVA students who will be applying to live in an apartment by themselves will need a guarantor if they do not meet income requirements on thier own.

We require a government-issued photo ID, proof of UVA enrollment such as a student ID, and then answers to the other application questions other than proof of income.

Most of our units have a utility fee that covers some utilities that the Landlord provides. This utility fee is based on actual costs from previous years. 

Yes, we are very pet friendly. Each unit is allowed up to 2 cats or 1 dog. We have a one-time non-refundable pet fee of $395 per unit. We have no pet rent or weight restrictions. 

We rent all apartments by the full unit. It is up to the residents to determine how rent will be split among themselves, but they are all responsible for ensuring the full balance gets paid every month.

A restoration fee is used to cover routine cleaning, carpet cleaning, and touch-up painting upon move-out. The restoration fee allows for us to have a lower security deposit and allows tenants to move-out without worrying about deep cleaning their apartment. The restoration fee is due on the lease start date.

Every prospective occupant of an apartment who is over the age of 18 must apply separately. If a guarantor or co-signer is required, they also must apply separately. Each application has a $50 non-refundable application fee.
